not looking for a full-time residence in Thailand, however, they are serious of
obtaining a quality residence for themselves and family for the term that they
spend in Thailand each year, be it one, two three months or longer..
Banana Paradise has joined the growing world of Fractional ownership.
IMPORTANT!
FRACTIONAL OWNERSHIP is NOT the same
as TIME SHARE.
What is fractional ownership?
We know too well that people very often use their vacation-villa /condominium
just for a few weeks/months every year. Too often owners end up with property
unguarded and not easy to rent out on his/her own when not in use by the owner.
Fractional ownership, or co-ownership is simply the shared
ownership of a Condo or home for the period of time that you will actually need
it each year. Running cost and taxes are shared by all owners making it more
affordable to own vacation property. Just as in the case of sole ownership, the
property is an asset, will appreciate and can be sold, or transferred by each
shareholder. Resale is not affected by other owners, and owners have the option
of sale or transfer shares at any time after completion.
Fractional ownership means you can live in a much nicer home for the money you
have decided to invest.
Fractional's are usually purchased in 1/12 shares (4 weeks), or
¼ shares (12 weeks).
Banana paradise has taken the concept of fractional ownership a
little further to accommodate our owners. As a fractional owner with us, you
will be entitled to trade up to two weeks of a 1/12 share, and as many as eight
weeks of a ¼ share to participating resorts and properties around the world.
This is handled through your optional membership in an exchange organization and
for a small fee.
In addition to your exchange benefits, you will have the time to
loan and or rent, any and all of your annual ownership period to family, friends
or the general public.
Ownership of Condos or Single
family residences
in Thailand
Thailand does not allow non-citizens to own land outright within
the Kingdom. However, it does allow the leasehold of either single family
residences or condo’s for three consecutive 30 year terms, for a total
leasehold of ninety years.
This leasehold arrangement is very secure and popular among
foreign investors. Banana Paradise’s experienced staff and legal department will
assist and guide you through this entire process to make your transition into
your new home as swift and effortless as possible.

assist you in the financing of your residence and is continually looking for
